It is one of the mandatory documents used in-house property transactions. This is the evidence of the fact that the property referred has a free title or ownership. Gujarat Government has made announcement on 5th August 2020 that encumbrance certificate will be available online through form no 3 (Search or application for duplicate) with payment of court fees of Rs. 5 and Rs. 20 charges for search of first year and Rs. 10 for each subsequent years. Now there is no need to visit sub registrar office for Encumbrance Certificate while sitting at home.
